What is the likelihood of a tenancy?
Many possibly most standard form residential leases specifically bar sub-tenancies. That would put you in risk of eviction if you did occasional Airbnb hosting. If this is what you have in mind, its probably best to discuss it with the owner first, before getting yourself in a conflict with the owner.
